Nineteenth century brick, and what that rules out
Covington has the oldest building stock of anywhere we work. Italianate and Federal rowhouses, a lot of nineteenth century brick, original wood cornices and window surrounds, and mortar that in places is as old as the house.
That rules out the pressure washer entirely on the building itself. Old lime mortar is soft, and a pressure washer will blow it out of the joints. Repointing a brick facade costs many times what any cleaning saved. Historic brick, cornices and painted trim get low pressure and a cleaning solution, full stop.
The layout adds its own constraints. Rowhouses share walls, front doors open close to the sidewalk, and yards are small or absent, so there is often nowhere to stage equipment except the street. Up the hill toward Devou the streets get steep and parking gets tight. None of that is a problem, it just needs planning rather than improvising on the day.
Gutters are the bulk of the work. These are older systems on older fascia, frequently with limited access from the ground, and they fill from mature street trees.
